These General Conditions govern the contractual relationship between Budoni Case Vacanze ("the Host") and the Guest ("the Tenant") regarding the short-term tourist rental of the housing units of Residenze del Sole in Budoni (NU), Sardinia, Italy.
The booking is confirmed by payment of a 30% deposit of the total fee via credit card (Stripe) or bank transfer, together with a copy of the ID of every adult guest.
The remaining 70% balance is payable on arrival, before the keys are handed over, in cash (within legal limits) or by credit card or by bank transfer received and credited.
Under Italian law on short-term tourist rentals, the housing units have the following National Identification Codes (CIN), published on the homepage of the site:
The Tenant may withdraw from the contract by written notice to [email protected] or via WhatsApp at the number shown on the site. The following penalties apply, calculated on the total stay amount:

No refund is due in case of early departure or non-occupancy of the unit.
Check-in: from 3:00 PM to 8:00 PM. Late arrivals can be arranged by phone at least 24 hours in advance.
Check-out: by 10:00 AM on the day of departure. Late check-out may be available on request (subject to availability, possible surcharge).
The number of guests per unit cannot exceed the declared capacity:
Any additional person, even for a short visit, must be authorised by the Host. The presence of undeclared guests will result in immediate termination of the contract with no refund.
Residenze del Sole is a small residential complex and, out of respect for other guests, we do not accept pets in any of the three apartments.
Included in your stay: bed linen, bath towels, final cleaning, utilities (water, electricity, gas).
What to bring (Guest's responsibility): beach/pool towels, dishwasher detergent, bathroom cleaning products, bath soap and shampoo, any allergy/intolerance products.
At check-in the Host may request a security deposit of € 200.00 to cover any damages or breakages, refunded in full at departure after inspection of the unit.
The Tenant is liable for damages caused to the unit, furniture, appliances and common areas of the complex. Damages exceeding the deposit will be invoiced separately.
Neither party is liable for delays or breaches due to force majeure (natural disasters, strikes, government orders, pandemics, serious failures beyond the Host's control). In such cases the parties will negotiate in good faith a rescheduling or termination of the contract.
Processing of personal data is governed by the Privacy Policy published on the site, in accordance with EU Regulation 2016/679 (GDPR).
These Conditions are governed by Italian law. Any dispute arising from their application or interpretation falls under the exclusive jurisdiction of the Court of Nuoro, Italy, without prejudice to the mandatory jurisdiction of the consumer's forum where applicable under Italian Legislative Decree 206/2005 (Consumer Code).
